June launch 3-years waiting period of over 1,300 BTO flats

Before June’s end, 1,352 Build to Order (BTO) or BTO flats will be available in Woodlands and Tampines. The waiting time is around three years.

A 791-unit project located in Woodlands, Marsiling Peak I is awaiting a wait time of 2 years and eleven months – the shortest in the upcoming sales exercise.

It’s the first batch of flats that have the shortest waiting period of less than three years, to launch in 2024.

The Tampines GreenTopaz project, which is located close to Tampines West MRT station, will comprise 561 apartments, with the possibility of a wait time of three years one month.

Over 2,800 flats with shorter waiting times will be offered in 2024, including more than 2,000 units in the October sales exercise.

In 2023, the government had promised to release 2,000-3,000 flats each year with shorter waiting times by 2025.

With other government agencies and construction partners, HDB is now able to do this one year earlier than planned, in 2024.

It will continue to adjust its building plan as time passes, to ensure that apartments with shorter waiting times, including those with a waiting time of four years or less make up more of the new supply.

Marsiling Peak I, comprising two-room flexi, three, four- and five-room flats, is planned to be constructed on Admiralty Road and Marsiling Lane. The three blocks range in height between 31 and 35 stories.

Woodlands North and Woodlands Checkpoint MRT Stations are about 2km from the development.

The flats are positioned to provide views of the adjacent parks and the Strait of Johor, as well as the precinct’s central courtyard.

The blocks’ design will feature brown accents and tones, inspired by the past of Woodlands town, known for its heavily wooded appearance when viewed from Johor the town, according to.

A market and food center are located in the neighborhood center. Other nearby amenities include Causeway Point Shopping Complex, Woodlands Civic Centre, and Admiralty Park.

The project will include 791 flats as part of the 1,590 units that will be constructed in Woodlands by June. They will also comprise third generation units.

Tampines GreenTopaz, bounded by Tampines Avenue 1 and Tampines Street 92, comprises four blocks with 13 or 12 storeys, with 561 two-room flexi rooms, five- and four-room apartments. One block will include 24 apartments for rent.

The project will feature shops as well as restaurants, a food store, and a school. The development is situated near the Tampines Park Connector which leads to Bedok Reservoir Park.

The sale in June will comprise more than 6,800 flats that are new and projects in Jurong East and Queenstown as well as Kallang/Whampoa and Yishun. HDB has not revealed the date of launch.

A 1,270-unit development in Yishun is the first BTO launch in Chencharu, an up-and-coming housing zone.

In total, 19,600 BTO flats will be released across the three sales exercises in 2024.

The final launch of 2024 is scheduled for the month of October. This will also be the month when new flat classifications for the first time will come into the market, such as Prime Plus, Standard, or Prime.

BTO units that are located in desirable areas will be classified into the categories of Prime or Plus. They have more stringent requirements for resales, for example, a minimum occupation time of 10 years (MOP) and a subsidy clawback.

Standard flats, which will comprise the majority of public housing supply and will be accompanied by an MOP of five years and no limitations on the number of buyers who are resales.
